Explanation:
CPI Orangebrook Owner, LLC is the owner of the property located within the municipal boundaries of the City of Hollywood, generally located at the northeast corner of Pembroke Road and South Park Road. The property owner has initiated development submittals to add five mobile home units, an 850 square foot maintenance building and amenities that consists of a 2,026 square foot clubhouse, a pool and athletic courts (pickle ball, pentanque and horseshoe) to the overall mobile home park property.

As part of the development requirements, platting is necessary for the project parcel. Craven Thompson & Associates, Inc. is acting on behalf of the owner and has submitted plat application P-20-09 for review and approval. The name of the plat is known as "Orangebrook Estates" Plat, as legally described in the attached Exhibit "A".

The plat review process identifies improvements and/or dedication of land necessary as part of the development. The following improvements and dedications were identified.

1) Install 40' of nine-foot expanded sidewalk section for the bus landing pad along Pembroke Road. The nine-foot expanded section consists of an existing five-foot sidewalk and a four-foot bus landing pad.
2) Dedicate a bus landing pad easement for Item 1 described above.

Broward County's Development Review Report is attached as Exhibit "B".

Article 6 of the City's Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City's Subdivision Review Committee has reviewed the proposed plat application P-20-09 and deter...
