Explanation:
The City has an urgent need for the replacement of the roof on the Art and Culture Center. There is evidence of extensive failure in the roofing system, as multiple stains and evidence of leaks throughout the building have occurred during rain events in the last several months. The roof leaks in several locations inside the building, causing damage to the building and the artwork within. Due to the extent of roof failure, it is not recommended to make any further roofing repairs.
In preparation for the General Obligation Bond's new addition to the Art & Culture Center, sequencing the re-roof scope before this work begins is critical and must finish prior to the start of the new addition. There are existing mechanical units in the footprint of the new building that need to be relocated to various locations on the existing roof. We've included this relocation as part of this contract so that any new flashing of the units can be done simultaneously between a mechanical contractor and the roofer. PSI and Pirtle construction are in communication and Department of Design and Construction Management ("DCM") staff are overseeing the seamless coordination of this work.
