Explanation:
LL Hart Development, LLC. is the owner and developer of a mixed-use development project with 180 midrise residential units, 3,500 square feet of commercial use, 28,500 square feet of storage use and a gas station with 16 fueling stations with a convenience store generally located at the northeast corner of State Road 7 and Griffin Road. As part of the City's development approval for the Project, the Developer is constructing landscape improvements to enhance the Project's frontage along State Road 7 and State Road 818 (Griffin Road). State Road 7 and Griffin Road is within the jurisdictional roadways system of Florida Department of Transportation (FDOT). FDOT limits its ability to enter into agreements with only public agencies. As such, 441 ROC development's landscape improvements maintenance understanding will be added, through amendment, to the City's existing Landscape Inclusive Memorandum of Agreement with FDOT. The City's current agreement with FDOT was amended and approved by the City Commission on February 6, 2013 under Resolution R-2013-027.
