Explanation:

South Florida Materials Corp. is the owner of the parcel within the “Chevron Asphalt Plant Site” plat and it is proposing to construct an oil storage terminal to be used as a tank truck loading facility. The Owner is requesting an amendment to the concurrency notation on the plat to reflect the intended proposed and future use of the site. The proposed plat note amendment is to modify the site’s restriction from 90,000 square feet of Industrial Use to 243,936 square feet (5.6 acres) of Industrial Use and removing the allowance for Commercial and Retail Uses.

Staff has reviewed the request for code considerations and finds that the proposed level of development meets applicable level of service standards, and therefore recommends approval.
