Explanation:
ESJ Hollywood Investment, LLC is the Owner of the approximately 0.54 acre vacant parcel located at 1735 North Federal Highway (on the east side between Taft Street and Harding Street). The parcel was previously platted under the name of "Harding Plaza" Plat in 2009 for a 16,000 SF commercial center that was not constructed. The parcel is within the Regional Activity Center (RAC) Land Use area with Federal Highway Medium-High Intensity Mixed-Use District (FH-2) Zoning and abuts an existing commercial center to the north and the south with multi-family residential to the east.

ESJ Hollywood Investment, LLC in conjunction with Harding Hollywood Investment, LLC, as Owner of the commercial property to the north, to redevelop the existing shopping plaza and proposed to construct a new Wawa Service Station and retail. In the proposed phased development, approximately 15,900 SF of the existing 25,800 SF shopping plaza will be demolished to make room for the Wawa with 20 fuel dispenser and convenience store as well as the new 6,200 SF retail.

The Project's site layout is proposing a 17-foot wide right-in only ingress access opening on North Federal Highway. As such, the existing platted Non-Vehicular Access Line (NVAL) requires revision. The NVAL revisions entail removing a 10-foot section of the NVAL that runs from the south property line to the north and extending the NVAL from the north limit of the existing 40-foot access opening to the south by 20 feet.
