Explanation:
Leigh Robinson Kerr and Associates, Inc., acting on behalf of the owner, LL Hart Development, LLC, has submitted application P-17-06 for review and approval of a re-plat to be known as the “Griffin Centre” Plat, as described in Exhibit “A” attached.
The Owner has initiated development approvals on the property to construct a 180 midrise residential units, 3,500 Sf of commercial space, 28,500 SF of self -storage use and a convenience store/service station with 16 fueling position service station. Article 6 of the City’s Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City’s Subdivision Review Committee has reviewed the proposed plat application P-17-06 and determined it to be consistent with code requirements, and therefore, recommends its approval. A Broward County Development Review Report is attached as part of Site Plan review and Plat Concurrency review; staff reviewed traffic studies provided by the applicant, and recommend as a condition of approval a Traffic Signal Bond be posted by the applicant, for the intersection of Griffin Road and SW 44th Avenue.
