Explanation:
Triangle Auto Center, Inc. is the Owner of that property located within the municipal boundaries of the City of Hollywood, commonly known as Toyota of Hollywood, generally located between Taft Street and West Park Road on the east side of US441. The Owner has initiated development approvals on the property to demolish the old 51,230 square foot auto dealership and construct a new dealership center consisting of a 165,000 square foot auto dealership including showroom, office, and service area, and 433,000 square feet of parking garage and surface lot auto storage.

In connection with the development project, Triangle Auto Center, Inc. has submitted Application P-16-01 for review and approval of a subdivision plat to be known as the "TOYOTA OF HOLLYWOOD" Plat, attached as Exhibit "A". As a condition of approval, the owner is providing funding in the amount of $50,000 for area transportation enhancements to include traffic speed tables on Harding Street and a bus shelter installation on US441, said funding to be provided by the owner prior to issuance of a Hollywood Building permit for the new dealership. Article 6 of the City's Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City's Subdivision Review Committee has reviewed the proposed plat application P-16-01 and determined it to be consistent with code requirements, and therefore, recommends its approval.
