Staff Recommends: Approval of the attached Resolution.


Explanation:
The City of Hollywood requests Special Exception, Design and Site Plan approval for the construction of a new 7,224 square foot facility "Fire Station 45," located at 1810 North 64th Avenue.

This item is presented with companion item PO-2016-10; a change in zoning designation from RM-9 (Multiple Family District) to GU (Government Use). In an effort to save on printing costs and eliminate unnecessary duplication, attachments for all items presented in tandem will only be provided with the companion item.

Over time the existing fire station has become outdated, and the current facility does not meet the needs of the fire department. The proposal is to demolish two existing structures to provide a single building that will accommodate current technology allowing the Hollywood Fire Rescue to better serve area residents.

On April 14, 2016, the Planning and Development Board forwarded the following recommendations to the City Commission:

Special Exception: Approval, if the Rezoning is granted.

Design: Approval, if the Rezoning and Special Exception are granted.

Site Plan: Approval, if the Rezoning, Special Exception, and Design are granted.

Staff finds the proposed project consistent with the Criteria set forth by the Zoning and Land Development Regulations as well as the City-Wide Master Plan and therefore recommends approval.
