Explanation:
MG3 West Hollywood, LLC requests an amendment to the previously approved Master Development Plan for The Preserve at Emerald Hills, a 33 acre residential development including 77 single family homes and 40 duplexes, generally located at SW 35th Avenue and Stirling Road. On January 15, 2014, the City Commission passed and adopted Ordinance O-2014-01 approving a Change of Zoning designation from Trailer Park District (TD) to Planned Development (PD), the PD Master Development Plan, and a Variance. The Applicant is currently requesting to modify the number of required parking spaces for the homes, to require a maximum of four parking spaces for all model types; and to increase the maximum driveway width based on the actual garage door size and layout of each model type home. The approved Master Development Plan did not deviate from the Zoning and Land Development Regulations for these requirements. However, the proposed changes would provide more flexibility for individual potential home owners to select and customize the different model layouts.

The Applicant has worked with the Department of Planning and the City Engineer to ensure the changes do not adversely affect the development as a whole.

Staff finds the proposed project consistent with the Criteria set forth by the Zoning and Land Development Regulations as well as the City-Wide Master Plan and therefore recommends approval.
