Explanation:
MG3 Dixie, LLC. requests an amendment to the previously approved Site Plan for an approximate 125,000 sq. ft. Charter School located at 2025 McKinley Street. On March 19, 2014 the City Commission granted the project approval for a Change of Zoning designation from Low Intensity Industrial and Manufacturing (IM-1) to Planned Development (PD), Master Development Plan, Design, and Site Plan. At the time, a Middle and High School were proposed, including grades 6th-8th and 9th-12th, respectively. The Applicant is currently proposing to add an Elementary School (K-5th) component. As such, if approved, the school will offer all grade levels, K-12th. The proposed amendment shall not affect the overall maximum capacity of the school as previously approved (a maximum of 2,200 students at full capacity). As before, the capacity shall be limited to the same number of students, distributed among all grades. To accomplish this, the previously approved Site Plan conditions as set forth in Resolution R-2014-069 shall also be amended to accommodate the revisions. Conditions a, c, and l.1 will reflect the inclusion of the additional grades.

The Applicant has worked with the City Engineer to ensure any potential impacts by the proposed change are mitigated and the traffic circulation and pick-up/drop off times continue to function adequately.
