Explanation:
 
The petitioner, Miller Legg, and Associates, Inc., acting on behalf of the owner, Stirling Davie, LLC, has submitted a perimeter plat application to redevelop the vacant parcel located east of Davie Road Extension and south of Stirling Road. The owner is proposing to construct an 83 unit Garden Apartment development on the subject parcel of which the proposed Site Plan has been included in the back-up.  
 
The current zoning on the parcel is medium intensity commercial (O-2), and therefore, as a companion item to the plat, the City Commission is also considering the rezoning of the parcel to medium high density multi-family (RM-18), which upon favorable consideration, would accommodate the proposed development plans for 83 garden apartments. Plat approval is contingent upon the Applicant receiving this approval.
 
The proposed plat to be known as the "Stirling Residential" Plat which is further described in the attached Exhibit "A", has been reviewed by the Subdivision Review Committee and determined to be consistent with code requirements.  In accordance with Section 161.04(G)(3) of the Code of Ordinances, the plat is presented to the City Commission for consideration of approval.
