Staff Recommends:   Approval of the Attached Resolution.

 

 

Explanation:

On December 4, 2013, Ordinance O-2013-23 was passed and adopted by the City Commission which approved the Master Development Plan for Nautilus Apartments along with Resolution R-2013-350, which approved the Design and Site Plan. On May 24, 2014, Resolution R-2014-122 was passed and adopted by the City Commission which acknowledged specific green and sustainable practices within the proposed project and waived the requirement of the Green Building Certification.

 

Due to the economic environment and fluctuation in market conditions, the project was stagnant for a period of time. Today, the Master Development Plan remains valid, however the Waiver, Design, and Site Plan approvals have all expired.

 

Automatic Investments South Inc. has now reapplied for the Waiver, Design, and Site Plan for a residential development consisting 84 residential units and associated parking. The Applicant is not proposing any modifications to the previously approved project.

 

Staff finds the proposed project consistent with the Criteria set forth by the Zoning and Land Development Regulations as well as the City-Wide Master Plan and therefore recommends approval.
