Explanation:
The Department of Environmental Protection (Sections 376.77- 376.85, Florida Statutes) requires two public hearings to designate property as a Brownfield (Yashasim Green Reuse Area). This request is second reading; there are no changes.

September 18, 2024 City Commission Meeting
The subject lands, owned by Yashasim LLC, are located at 301 and 315 South 62nd Avenue and Van Buren Street (Parcel Id. 5141-13-27-0140). The lands are 3 parcels totaling approximately 5 acres (217,817 square feet) in size and are generally located within proximity to Florida's Turnpike to the west, Hollywood Boulevard to the north, residential uses to the south, and commercial uses to the east. The subject lands are zoned South Mixed-Use (SMU) Zoning District within the General Business and Transit Oriented Corridor Land Use designation.

The Property is presently vacant and is proposed to be a commercial development for warehousing/distribution purposes. The proposed uses are permitted within the SMU zoning District. When fully developed, the lands will include a 215,000-square-foot parking lot for logistics use with approximately 450-500 parking spaces, including a 1,000-square-foot guardhouse and a 3,000-square-foot building.
