Explanation:
To facilitate a private real-estate transaction the property owner is requesting to release an existing Declaration Of Unity Of Title that was recorded in 1997. Currently, 5909 and 5901 Hollywood Boulevard are under contract to a single entity buyer who is a licensed doctor who plans to utilize both buildings for a medical practice.
The property at 5901 Hollywood Boulevard has parking that exceeds the required parking for the property. Parking for the property at 5909 Hollywood Boulevard is currently provided off-site at a property located along Tyler Street between North 59th Avenue and Columbus Parkway and there is a Unity of Title between these two properties. Once this existing Unity of Title is terminated, the building at 5909 Hollywood Boulevard will no longer have parking. As such, the buyer of said properties is requesting a new Unity of Title between 5901 and 5909 Hollywood Boulevard. The 23 parking spaces currently associated with 5901 Hollywood Boulevard will then be legally shared between the building located on the 5901 parcel and the building located on the 5909 parcel, thus satisfying the required parking for both buildings.
Staff recommends approval subject to the recordation of a new unity of title between the two parcels located at 5901 and 5909 Hollywood Boulevard

Approval of this Resolution will not fiscally impact the City.
