HTG Paramount, Ltd. ("HTG Paramount") has requested the City designate five parcels as a Brownfield (Green Reuse) Area pursuant to section 376.80(2)(c), Florida Statutes, of Florida's Brownfields Redevelopment Act. The subject lands, owned by HTG Paramount, are located at 2115 Washington Street and 826 South Dixie Highway (the "Property"). The Property is five parcels totaling approximately 0.82 acres and are generally located on the southwest corner of South Dixie Highway and Washington Street with commercial uses to the west and, and a church to the north. The Property is zoned Dixie Highway High Intensity Mixed Use (DH-3) Zoning District within the Regional Activity Center Land Use designation.
On September 9, 2025 the Planning and Development Board approved a senior affordable multifamily residential rental building consisting of 96 units designed for seniors aged 62 and older. The development will feature a single eight-story building (95 feet) offering 86 one-bedroom units and 10 two-bedroom units with amenities including a resort-style swimming pool, outdoor barbecue area, fitness center, and community clubroom.
