Explanation:
BACKGROUND
This item is presented with companion item PO 2013-27; a request to amend the TOD Development Standards for the Transit Oriented Development (TOD) Land Use for the Sheridan Stationside Village (see companion item for detailed project background). Should the City Commission approve the companion item and approve First Reading of this proposed Ordinance several other companion Resolutions will be will be presented, in tandem, on Second Reading. Some of these Resolutions include requests for approval of a Site Plan for Phase one (including a public park), Plat Note Amendment and Interlocal Agreement (ILA) for monitoring of the TOC Land Use with Broward County Planning Council (BCPC).

REQUEST
This item proposes to amend the Mater Plan to reflect the change in ownership between the Florida Department of Transportation (FDOT) and Okomo Associates LLC. Essentially, this development is proposed to be developed in two phases, which will now reflect the newly established property lines.

Master Plans, for properties with Planned Development (PD) zoning designations, are intended to provide specific zoning regulations tailored precisely to each individual PD. As supported by the TOD Land Use and the City-Wide Master Plan, the original Master Plan for Sheridan Station was designed as a more intense, mixed use development (including a public park), serviced by commuter rail and also provided direct access to I-95.
