Explanation:

The property owner has initiated the development review process to construct a 21 unit, mid-rise, one-bedroom, four-story development generally located along the east side of North 24th Avenue approximately 125 feet south of Johnson Street. Currently, a one-story single-family building exists on the site. The schematic site plan is attached for reference only.

As part of the development requirements, Broward County has determined platting is necessary for the subject site. Pulice Land Surveyors, Inc. is acting on behalf of the owner and has submitted plat application P-23-05 for review and approval. The name of the plat is “Mena” Plat, as legally described in the attached Exhibit “A”.

Broward County has completed review of the plat and has provided Development Review Report attached in Exhibit “B”.

Article 6 of the City’s Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City’s Subdivision Review Committee has reviewed the proposed plat application P-23-05 and determined it to be consistent with code requirements, and therefore, recommends its approval.
