Staff Recommends: Approval of the attached Ordinance.


Explanation:
On November 14, 2013 the Planning and Development Board forwarded a recommendation (6-1) of approval with Staff's conditions, for the proposed Comprehensive Plan Text Amendment relating to Sheridan Station. Attachment I includes a detailed description of the request.

UPDATE
On December 18, 2013 the City Commission unanimously transmitted the proposed Comprehensive Plan Text Amendment, with two comments, to Broward County and several other reviewing agencies, such as the Department of Economic Opportunity, South Florida Regional Planning Council, South Florida Water Management District, Florida Department of Transportation.

First Reading, comments from the City of Hollywood included the Applicant work with Staff to:
1. Further define the minimum commercial square footage requirements for the balance of the project; and
2. Continue working with the Applicant to identify and develop recommended solutions to address potential impacts the proposed Text Amendment may have on previously approved development orders.

The reviewing agencies provided few, if any, comments, which included the FDOT parcel addressing traffic impacts at time of development and requested phasing requirements between Broward County and the City of Hollywood match. As such, Broward County adopted O-2014-24 (Attached).

Regarding City comment one, the Applicant has worked with Community and Economic Development and the Department of Planning (as well as other external agencies) and as result the City Ordinance is proposed to be amended to maintain the commercial square footage at 100,000 square feet instead of reducing it to 75,000 square fe...
