Explanation:
Between February 20-26, 2014, Commissioner Biederman, Commissioner Hernandez, and Commissioner Callari, in writing, requested Commission Review of a Board Decision (CRR) for Hollywood Landings Townhomes. The project was approved by the Planning and Development Board on February 13, 2014 for DESIGN MODIFICATIONS to a 34 unit townhome development at 1840 North 27th Court. The Commissioners expressed concern regarding, "That the project is in an area which, due to characteristics of the project and the surrounding area, requires additional review in order to ensure that development standards and criteria have been met and to ensure that the area surrounding the development is protected from the imparts of the development". However, the current request is for Design only, as such the Site Plan and Variances are not being considered today; as they are valid until May 17, 2014.

As described in Attachment I, Site Plan, Design and four Variances were originally approved for this project in 2008. Subsequently, Board and State Legislative extensions were granted. The Design modifications, recently approved, resulted in reducing the height from three stories (38 feet) to two stories (21 feet) and the need for changing the original Design from Mediterranean Revival to Modern; thereby eliminating a previously granted variance relating to height and setbacks.
