On September 16, 2026 the City Commission passed first reading of a voluntary, and optional bonus entitlement program, known as the Hollywood Beach Overlay District, with the following conditions:
In Precinct 4, a Unified Master Plan may proceed under the unified development framework, with a height from 340 feet, upward to what the Commission ultimately deems appropriate based on the criteria of the Overlay, including Precinct 4 specific bonus programs;
Non-controlling properties within Precinct 4 may now be eligible for TDR and Flex Unit allocations; and
Reduction of the Landmark bonus height maximum in Precinct 3 to 180’.
Accordingly, staff has revised the ordinance to include the following:
