Explanation:
Hollywood Ocean Group, LLC is requesting a Sign Variance to increase the allowable area of a wall sign from 30 square feet to 51 square feet, for the Villas of Positano, Phase II, located at 3415 N. Ocean Drive. Previously the Villas of Positano, Phase II Development was rezoned to Planned Development by the City Commission and obtained subsequent approvals, e.g., site plan. As a result any request from there forward must be approved, approved with conditions or denied by the City Commission.
The larger sign will help to identify the building as it is setback about one city block from Ocean Drive. The proportion of the sign in relation to the building is appropriate as it will be the only sign visible to Ocean Drive and will be placed 7 stories high. A smaller sign will make it less feasible to easily locate the building.
BACKGROUND:
On July, 6 2005, the City Commission approved the Site Plan for the Villas of Positano Planned Development. Following that, on February 21, 2007, the City Commission approved an amendment to the Villas of Positano Planned Development to include additional properties within the Development. Lastly on October 3, 2012, the City Commission approved an amendment to the Villas of Positano Planned Development, Phase II, for modifications to shitft units from the Marina site located at 3512 N. Ocean Drive to the Condominium site located at 3415 N. Ocean Drive, which resulted in height and setback changes for the building located at 3415 N. Ocean Drive.
