Explanation:

The Applicant is requesting an amendment to the concurrency notation on the plat to reflect the intended future use of the property located at 2640 N State Road 7, on the west side of State Road 7 north of Sheridan Street.

 

Petitioner from Pulice Land Surveyor, Inc. is acting on behalf of Gator 441, Inc., the owner of the parcel within the “Gator 441 Subdivision” plat recorded in Broward County records, Plat Book 151, Page 8. The Applicant is requesting an amendment to the concurrency notation on the plat to reflect the intended proposed and future use of the parcel.

 

The property owner is proposing to construct a 1,650 square feet restaurant development. The current plat prohibits restaurant use on the parcel. The proposed plat note amendment is to modify the site’s restriction from no restaurant use to commercial use.

 

Staff has reviewed the request for code considerations and finds that with the required improvements, the proposed level of development meets applicable level of service standards, and therefore recommends approval.

 

 

Fiscal Impact:

Approval of this resolution will not fiscally impact the City.
