Explanation:

Hollywood K Automotive Management, LLC (Property Owner) is proposing to demolish the existing Kia car sales and service buildings to construct a new 76,800 dealership and service center at the northwest corner of State Road 7 and Pembroke Road. The project is currently under review through the City’s Development Review Committee and is anticipated to go before the Planning and Development Board for Site Plan and Design approval in the coming months.

 

To improve circulation and site configuration, the Property Owner, who controls parcels on both sides of Fletcher Street, is requesting to vacate approximately 548 feet of the 50-foot-wide Fletcher Street right-of-way between State Road 7 and SW 61st Avenue.

 

The proposed vacation area contains an existing 16-inch water main and a large user control and meter vault that will need to be relocated to Flagler Street. As such, a right-of-way dedication of Flagler Street will be required. All relocation costs will be the responsibility of the Property Owner. A Unity of Title will also be required to consolidate the multiple lots.  The new configuration eliminates access to SW 61st Ave via Fletcher street and only maintains an existing access point on the southern property.

 

Staff have determined that the proposed vacation is consistent with the City’s Code and Comprehensive Plan objectives, that the subject right-of-way is not required for public use, and that the proposed vacation bears a reasonable relationship to the health, safety, and welfare of the citizens of Hollywood, Florida.

 

Staff recommends approval of the vacation request.

 

 

Fiscal Impact:

Approval of this ordinance will not fiscally impact the City.
