Explanation:

4001 North 30th Avenue, LLC is the owner of the property located within the municipal boundaries of the City of Hollywood, generally located on the east side of North 30th Avenue south of Stirling Road. The property owner has initiated development submittals to construct a crane and high lift rental, storage and maintenance facility that consists of 9,620 square feet of industrial use building, 5,546 square feet of maintenance bays and 4,054 square feet of office.

 

As part of the development requirements, platting is necessary for the project parcel. The owner has submitted plat application P-22-05 for review and approval. The name of the plat is known as “4001 N 30th Ave LLC” Plat, as legally described in the attached Exhibit “A”.

 

The plat review process identifies improvements and/or dedication of land necessary as part of the development. Below improvement was identified.

1)                     Installation of minimum 5 feet wide sidewalk along the frontage of the property on North 30th Avenue to provide connectivity to the existing sidewalk at the North 30th Avenue cul-de-sac within the City rights-of-way.

2)                     Broward County’s Development Review Report is attached as Exhibit “B”.

 

Article 6 of the City’s Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City’s Subdivision Review Committee has reviewed the proposed plat application P-22-05 and determined it to be consistent with code requirements, and therefore, recommends its approval.

 

 

Fiscal Impact:

Approval of this resolution will not fiscally impact the City.
