Staff Recommends: Approval of the attached Resolution.

 

 

Explanation:

The owner of the property (Jasi Services, Inc.) located at 5824 Taft Street is requesting to plat the property. The property consists of four parcels, totaling 0.66 acres. As part of the redevelopment requirements, Broward County (“County”) has determined platting is necessary for future development to take place. Senga Architecture LLC, acting on behalf of the owner, has submitted a plat application (P-23-01) for review and approval. The name of the plat is “5824 Taft Townhomes”, as legally described in the attached Exhibit “A”.

 

The plat is restricted to 9-townhouse units and the property owner has initiated the development review process to construct 8-townhouse units, which will be considered at an upcoming Planning and Development Board meeting (schematic plans are attached).

 

As part of the platting process, a 10-foot-wide right-of-way dedication along Taft Street is required to comply with the County Trafficways Plan.

 

Article 6 of the City’s Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City’s Subdivision Review Committee has reviewed the proposed plat application and determined it to be consistent with code requirements, and therefore, recommends its approval.

 

The owner has filed a plat application with the County and City Commission approval is necessary for the plat application to proceed at the County level.

 

 

Fiscal Impact:

Approval of this resolution will not fiscally impact the City.
