Explanation:

Stor-All South Dixie Highway, LLC. is proposing to construct a 122,970 square foot storage facility at the southwest corner of South Dixie Highway and Washington Street, within Lots 1, 2, 3 and 15 of the “Sunnyside Estates” Plat, attached as Exhibit “A”.

The Project’s proposed building footprint overlaps with two existing utility easements. Stor-All South Dixie Highway, LLC. is requesting vacation of the two utility easements. Petitioner Schwebke Shiskin & Associates, acting on behalf of Stor-All South Dixie Highway, LLC., has submitted an application (File # VA-20-02) for review. The two utility easements to be vacated are the 6’ Utility Easement running north-south along Lot 1 and the 3’ Utility Easement running east-west along Lots 2, 3 and 15, as more specifically described in the attached Exhibit “A”.

The City of Hollywood Engineering, Transportation & Mobility Division has processed the vacation application, and as a part of this process submitted the application for review to affected agencies and utility providers. The Division has not received any objections from the affected agencies and utility providers.

As a requirement of this vacation, Stor-All South Dixie Highway, LLC. is responsible to work with utility companies to find alternative routes and pay for all reasonable costs and expenses incurred for the relocation of all existing utilities within the easements.

Staff has determined said vacation to be consistent with the City’s Code and Comprehensive Plan objectives and the subject easement is not required for public use, and the proposed vacation bears a reasonable relationship to the health, safety and welfare of the citizens of Hollywood, Florida.

Fiscal Impact:

Approval of this resolution will not fiscally impact the City.
