Explanation:

This informational presentation provides an overview of the Hollywood Beach Hotel Property (101 N. Ocean Drive), a central landmark along the Hollywood Beach Broadwalk. The presentation frames the site’s evolution through four key themes: its historic prominence, the economic and regulatory changes that shaped its trajectory, the current physical and ownership challenges affecting the property, and potential opportunities for its future.

 

Constructed in 1925 by Hollywood founder Joseph Young, the hotel served for decades as the social and tourism centerpiece of Hollywood Beach, hosting visitors, conventions, and community events. Over time, however, the property underwent several changes, including wartime military use, institutional use, and ultimately conversion into a condominium and timeshare structure in the 1980s. These transitions, combined with fragmented ownership and evolving regulatory conditions, contributed to the property’s gradual decline.

 

Today, the site is vacant and deteriorating, with documented structural and building envelope issues and a pending review before the Unsafe Structures Board. The property also presents complex regulatory considerations, including coastal construction control line requirements, floodplain regulations, historic district context, and multiple ownership interests across the broader site.

 

Despite these challenges, the Hollywood Beach Resort continues to represent a significant historic and economic opportunity for the City.
