Explanation:

Corporate Coaches, Inc., is the owner of the property located within the municipal boundaries of the City of Hollywood and the City of Dania Beach, generally located at the southeast corner of State Road 7 and Orange Drive adjacent to the South Florida Water Management District C-11/South Fork New River Canal. The property owner has initiated development submittals to construct 274 apartment units, 202 hotel rooms, 8,500 square feet of commercial and 2,500 square feet of restaurant with drive-thru.

 

As part of the development requirements, platting is necessary for the project parcel. Pulice Land Surveyors, Inc. is acting on behalf of the owner and has submitted plat application P-20-02 for review and approval. The name of the plat is known as “Andy’s Land” Plat, as legally described in the attached Exhibit “A”.

 

The plat review process identifies improvements and/or dedication of land necessary as part of the development. The improvements and dedications listed below were identified.

 

1)                     Dedication of 24’ rights-of-way along the east side of State Road 7 as per the Broward County Trafficways Plan.

2)                     Installation of a bus shelter along the west boundary of the property on State Road 7, northbound. A 9’x20’ bus shelter pad within the dedicated area under Item 1) will also be included by this plat.

 

Broward County’s Development Review Report is attached as Exhibit “B”.

 

Article 6 of the City’s Zoning and Land Development Regulations requires that plats be submitted to the City Commission for consideration of approval, and the City’s Subdivision Review Committee has reviewed the proposed plat application P-20-02 and determined it to be consistent with code requirements, and therefore, recommends its approval. 

 

Fiscal Impact:

Approval of this resolution will not fiscally impact the City.
